Dual Occupancy Explained

One of the most popular solutions to the housing crisis is dual occupancy. This option means that one single plot of land can have two houses built on it. This makes for real savings in space. The only catch is that when people hear the words "dual occupancy", they think of small, crowded duplexes.

This is not always the case however as dual occupancy housing is not limited to just the duplex. It can also include granny flats and townhouses where two small detached houses are free standing on a block of land.

If you're the owner of such a place, renting out or selling your place may take some work, but you'll greatly benefit in the end. For one thing, you'll have two sure fire sources of income, such as double the monthly rent. You could also get twice the price of the property if you successfully sell off both dwellings. For the renter or buyer though, it's imperative to be aware that financial institutions are not big fans as they consider them to be high risk. This is because there's still a lot of people who think that buying two houses, or one house and half a block of land, is not such a great idea.

This may be true with older couples or families who are wanting to settle down in their own place and don't want to have to share anything with anybody else. But the fact remains that dual occupancy is second only to detached dwellings in popularity when it comes to housing choices in the 16 to 24 year old age group. Statistics also suggest that the average number of home dwellers in these duplexes, granny flats or townhouses is up to 2.3 people.

The studies also state that around 17.5 percent of people who live in this type of accommodation are young families or couples with no children. These dwellers are mostly owners, or else renters. Another positive fact the studies have revealed is that although double dwelling occupancies may seem really small, it's not so.

Dual occupancy homes these days usually have an average of three to four bedrooms and multiple bathrooms, in addition to the living room, dining room, kitchen or den. It's no wonder this kind of dwelling is becoming more popular than ever.
